Free Legals or Fee assisted Legals are an incentive that some mortgage lenders offer to help with the legal costs when you're remortgaging or purchasing a property. Essentially, the lender covers the cost of some of the legal work needed to complete your transaction. Here's what you can expect:

What’s Included in Free Legals?
Appointed Solicitor: The lender will typically appoint a solicitor or conveyancer to handle the legal aspects of your case.
Standard Services:
Checking the property title
Paying off your existing mortgage (if remortgaging)
Registering your new mortgage with the Land Registry


What’s Not Included?

Free legals generally cover the basics, but there could be extra costs for:

Leasehold properties (e.g., checking ground rent or service charges)
Transfer of equity (e.g., adding or removing someone from the mortgage)
Handling more complex or non-standard situations
Additional searches or checks required by your lender
Things to Consider
